Either way, looking for a new home can be an enjoyable experience, especially if you employ the help of a real estate agent who is knowledgeable and professional. A good Realtor can help you through the process so that you can make a sound and wise decision that suits you well.
Real estate experts know the “ins and outs” of their business, as they are professionally trained and have experience in their field. And, they will give you some tips along the way that you may not have otherwise known. For example, did you know that looking for a home in the colder months might give you an advantage as a buyer? Some people just really don’t want to get out and look for their next home when it’s freezing outside. If you can handle it, you may find less competition and find that sellers may be more willing to budge on their prices since they haven’t had much interest recently.
As you begin your search, you will want to create a list of criteria that matter to you most. Your Realtor will help you to stretch both ways a little regarding your criteria, for example: help you look in a price range that is both ten percent above and below your “goal” price point, and help you to be willing to look in a ten mile radius from your intended area. It is just smart to keep yourself open to new and different ideas that do not stray you too far away from your list.
If this is your first home buying experience, you will learn quite a bit along your journey. You might be stretched to at least consider other options besides single-family homes, even. Condominiums have a fifteen to twenty percent less price points than detached homes in the very same neighborhood. You may not have considered condominiums initially at all, but again—remain open to new ideas that do not stray too much from your criteria. You might land upon the absolute best and perfect first home for yourself this way.
As you are looking at homes, going to open houses, walking through condos and such, consider taking notes in a notebook; it would also be smart to bring a camera along with you, or at least take some photos with your phone. While you may think you have a great memory, everything can kind of start to blur together after you have looked at several different homes. Then, next to your own personal notes regarding the home and what you liked or didn’t like about it, include the facts that your Realtor can provide for you: the asking price, the property tax assessment, the cost of heating the home, the square footage, etc.
During your search, you may come across a home that is absolutely exactly what you were hoping for in every aspect. More commonly though, you may find a home that is almost what you were hoping for with a few exceptions. Your Realtor can help you sort through the exceptions to decide if they are “deal-breakers” or not.
It is not wise to walk through a home and quickly reject it just because it is not perfectly aligned with your list of criteria. Changes can be made over time, updates can be made if needed, and prices can always be negotiated. Sometimes, it just takes another person’s eyes and thoughts (your real estate agent, specifically) to help you gain perspective on what just may be the home you’ve been dreaming of in disguise.
