Looking for a New Home: Have You Chosen A Real Estate Agent?

by hyrumutahhomes on January 28, 2012

Looking for a New HomeAre you in the market for a new or different home? Perhaps you have outgrown the Satellite Beach FL real estate that you currently live in and need something bigger. Or, just the opposite–perhaps you are in the market to downsize.

Looking for a New Home: Have You Chosen A Real Estate Agent?

Either way, looking for a new home can be an enjoyable experience, especially if you employ the help of a real estate agent who is knowledgeable and professional. A good Realtor can help you through the process so that you can make a sound and wise decision that suits you well.

Real estate experts know the “ins and outs” of their business, as they are professionally trained and have experience in their field. And, they will give you some tips along the way that you may not have otherwise known. For example, did you know that looking for a home in the colder months might give you an advantage as a buyer? Some people just really don’t want to get out and look for their next home when it’s freezing outside. If you can handle it, you may find less competition and find that sellers may be more willing to budge on their prices since they haven’t had much interest recently.

As you begin your search, you will want to create a list of criteria that matter to you most. Your Realtor will help you to stretch both ways a little regarding your criteria, for example:  help you look in a price range that is both ten percent above and below your “goal” price point, and help you to be willing to look in a ten mile radius from your intended area. It is just smart to keep yourself open to new and different ideas that do not stray you too far away from your list.

If this is your first home buying experience, you will learn quite a bit along your journey. You might be stretched to at least consider other options besides single-family homes, even. Condominiums have a fifteen to twenty percent less price points than detached homes in the very same neighborhood. You may not have considered condominiums initially at all, but again—remain open to new ideas that do not stray too much from your criteria. You might land upon the absolute best and perfect first home for yourself this way.

As you are looking at homes, going to open houses, walking through condos and such, consider taking notes in a notebook; it would also be smart to bring a camera along with you, or at least take some photos with your phone. While you may think you have a great memory, everything can kind of start to blur together after you have looked at several different homes. Then, next to your own personal notes regarding the home and what you liked or didn’t like about it, include the facts that your Realtor can provide for you:  the asking price, the property tax assessment, the cost of heating the home, the square footage, etc.

During your search, you may come across a home that is absolutely exactly what you were hoping for in every aspect. More commonly though, you may find a home that is almost what you were hoping for with a few exceptions. Your Realtor can help you sort through the exceptions to decide if they are “deal-breakers” or not.

It is not wise to walk through a home and quickly reject it just because it is not perfectly aligned with your list of criteria. Changes can be made over time, updates can be made if needed, and prices can always be negotiated. Sometimes, it just takes another person’s eyes and thoughts (your real estate agent, specifically) to help you gain perspective on what just may be the home you’ve been dreaming of in disguise.

How To Hire A Listing Agent When Selling Your Home

by hyrumutahhomes on January 26, 2012

How To Hire A Listing Agent When Selling Your HomeThe time has come for you to sell your home. Perhaps you are changing jobs, need a bigger home, downsizing, or your financial situation has changed.

People move for many reasons, and because homes are such an asset, is important that when you do sell your home that you get the absolute best price for it. Selling a home is no small undertaking, and there are professionals in the industry who are very well trained to help you.

How To Hire A Listing Agent When Selling Your Home

Hiring a listing agent should be one of the first things that you consider. Statistically, homes for sale by owner eventually turn into homes listed with an agent. So, don’t be afraid to take a good solid step towards selling your home successfully by hiring a listing agent that you trust and enjoy. Interview real estate agents, ask around for referrals, and settle on one with whom you feel very comfortable.

Hiring a Listing Agent – Interview a Few

You can start by asking a prospective real estate agent questions not directed at pricing and money so much for starters. Instead, ask more about the services that each listing agent provides, ask about the marketing strategies they employ, and what systems they use to wrap up the paperwork at the end.

Their marketing strategies are particularly important; pay attention to the prominence of the listing agent’s name and company when you are out and about. The more recognizable they are, typically the better. Good exposure means that they advertise well, and it is difficult to sell an almost unadvertised home. Be mindful of their manner of communicating and their personality throughout the interview.

If you don’t enjoy the real estate agent that you pick, you will be stressed throughout the process regardless of the money you gain from selling your home. Go ahead and ask the agent how many clients they typically work with at one time. You want to work with a “busy” listing agent—but maybe not “too busy.” Ask if the agent has an online presence, and will your house be marketed online.

This is important, as an overwhelming number of buyers are looking online these days. Already, by asking these questions and making note of their answers you are on the right track to hiring a listing agent. Too many sellers simply pick a real estate agent who will list their property at the highest price and charge the lowest commission. Again, this is not the highest priority. Competent agents will do a good job for you in all areas—rest assured. A good listing agent will not promise you or tell you a specific listing price, but will instead offer you a range. That is a sign of someone you can trust.

Hiring a Listing Agent – Win-Win Relationship

Real estate agents want to be successful themselves, and the only way they can do that is to help you be successful in the sale of your home and others. They need a good reputation in their field, and so they really do want to please you, most often. This can set both parties up for a great working relationship.
